The holidays are over, but the post-holiday sales are spurring plenty of shopping activity. No matter what the occasion is, there is one failsafe, practical, sure to please gift - a tee shirt.

The History Of The Hawaiian Shirt

We all love looking at Hawaiian shirts. Looking back at the history of hawaiian shirts, also known as the ?Aloha Shirt?, we see that it can be traced to the 19th century and to the early western missionaries. Those missionaries thought that covering the recent Christianized natives would be more appropriate than allowing them to go topless. In the 1930?s Hawaiian shirts started to be produced commercially and continue to this day. Some researchers have discovered stories about the pioneer of the Aloha shirt, a Waikiki, Honolulu, Chinese merchant named Mr. Ellery Chun. Mr. Chun was the owner of the well-known King Smith Clothiers and dry goods store. He was born in Honolulu in 1909 and he died at the age of 91 on June 16, 2000.

With the help of her sister, Ethel Chun Lum, they started to shape the history of the hawaiian shirt. Ethel Chun Lum made the first floral, brightly colored, short sleeved shirt which is made up of kimono fabric. On July 15, 1963, Mr. Chun registered his own business with ?Aloha? as the trade name and it was then that he began generating and advertising Hawaiian printed shirts. He placed a sign on his window shop that read, ?Aloha Shirt?, which ignited the success of the sales of his business.

The shirts were enormously popular and sold mainly to the local residents, surfers, tourists and boys who loved the beach. The ?Aloha Shirt? was first displayed in an advertisement in the Honolulu Adviser on June 28, 1935 with the words ?Aloha Shirt? as the title. Hawaiian shirts were improved in the mid 1920?s with Rayon. This made the Hawaiian Print Aloha shirt the ultimate souvenir for tourists.

Hawaiian shirts were well-known in the 1940?s and 1950?s. Even celebrities wore the famous ?Aloha Shirt?. In fact, Elvis Presley, who was known as the undisputed king of rock, had a collection of Hawaiian Shirts that he used in his performances. He was often spotted and photographed wearing Hawaiian shirts.

Harry S. Truman, the 33rd President of the United States, wore Aloha Shirts. As a matter of fact, he was featured in a 1951 issue of Life Magazine wearing a Hawaiian shirt. Frank Sinatra and Montgomery Cliff also wore Hawaiian shirts during the motion picture ?From here to Eternity?.

There are still a lot of celebrities and public figures who continue to wear and endorse Hawaiian shirts. A list of famous people is enough to prove that Hawaiian shirts are loved by many. The Hawaiian shirt served as the symbol of the island paradise. It represents the warm and pleasant greeting to people who visit the Hawaiian Islands. Tee Shirt History

The tee shirt is nearly a century old (origin 1919) and is well becoming one of the most enduring symbols of youthful culture and expression. The walking advertisement of late twentieth-century American culture got its start as a humble item of men’s underwear and got its name because when spread flat it formed a stubby letter T.

Its little sleeves and round collar distinguished the tee shirt from the standard sleeveless undershirt of the day. The sleeves may also have helped bring the tee shirt out of hiding in the 1930’s and 1940’s, since they offered a gesture toward modesty as well as a cache for a pack of cigarettes.

Dressing Up the Basic Tee Shirt

Once they were in view, tee shirts became canvasses for images and messages. In addition to basic white, they soon came in all colors and sizes; and equally important, they displayed first the emblems of schools and teams, and then every design or slogan imaginable.

During both the 1980?s and 90?s, T-shirts became even more popular. Types of print, as well as availability, increased. Today you?d be hard-pressed to look in someone?s closets or drawers and not find at least one.

7 Great Ways To Lose Your Shirt Using Google Adwords!

Google Adwords is a great tool! Careful use can lead to legions of highly targeted visitors breaching the moat around your site, and demanding to pillage your products! On the other hand…

Adwords is also a great place to drain your advertising dollars if you’re not careful. Like any other automated system, it requires constant feeding and attention to keep you from wondering just why you spent hundreds of dollars and received a paltry return on your investment. Here’s 7 great ways I’ve found to do just that, (and yes I’ve been guilty of several of these to one degree or another.)

1. - Not getting enough keywords, and I don’t mean just numbers. Good ones. A lot of people run a search on their favorite keyword tool and pick the top ten or twenty words or phrases getting the most traffic, thinking somehow that THEY will beat all the others using these keywords. There is a reason why these keywords are so popular: everybody and their grandmother are bidding on them! A much better approach is to come up with at least a couple hundred, better a couple thousand words that you have a shot at getting a high ranking for. After all, if you have 1800 keywords and can get a top 8 (first page) position for most of them, you’ll see a lot more clicks than you will chasing the top dollar words. If you get a hundred of the lower tier words giving you a couple of visitors a day, well, you do the math. Not only that, but often the less expensive words are altogether more specific, delivering far more targeted visitors.

2. - Not creating adgroups. You should use this function! It can help you focus your advertising much more effectively. By arranging your keywords in tightly focused groups of 10- 30 phrases, and writng a keyword-specific headline for each of them, you have a much greater ability to see what’s working and what’s not. Also gives you a chance to test different headlines and text copy.

3. - No negative keywords. This you gotta do. And it’s so easy. Simply add -free (or whatever else you don’t want associated with your searches) and you won’t end up paying for a lot of clicks for people who weren’t interested in the first place.

4. - Using only broad keyword searches for their keywords. When you’re paying for this stuff, you want to be as specific as you can, particularly if you’re playing in a very competitive market. Why hope that a broad search will return someone interested in what you’re selling? Better to get as focused as you can on the words they may be searching for. Google helps you with this by giving you more information on the impressions and click-throughs than you can handle, but be pro-active, and prune the dead wood after 100 or so impressions. If they haven’t produced by then, the odds of them improving by leaps and bounds are not great.

5. - Not testing and rotating your ads. Even a small change in a headline or ad text can make a HUGE difference! Particularly headlines. Your ad text won’t be read if the headline is boring or uninviting. Learn to write killer headlines, and do not be afraid to test and rotate your ads. Also don’t be shy about deleting ad groups if they’re not clicking through enough. Remember, you’ve got a list of several hundred words; either these aren’t right or the headline/text need tweaking. Test, test, test!

6. - Not using the content targeted feature wisely. This is a tricky one. Google, in it’s infinite wisdom, seeks out alternate avenues to show your ads, thus delivering substantially more clicks to your campaign. Trouble is, though, you have no control over this, and it IS your money. If you are attempting to run a tightly focused campaign on limited funds, this one is a potential budget buster. It can easily rack up a lot of clicks, but are they of worth to you? In my experience, the CTR is ALWAYS a lot lower. I guess it could make sense for large campaigns with a very popular product, but for the most part, you’ll want to be very careful. Which leads me to my last, and most important dollar-drainer of all.

7. - Not having a GREAT sales page. This one is the hardest to fix, but without doubt the most important. All the clicks in the world won’t mean a thing if the sales page you’re sending your hard-earned visitors to doesn’t get the job done. If it’s your product, there’s hope! You can address these issues, and after testing and more testing, can correct and come up with a page thst sings! If you’re an affiliate, you might consider a separate landing page, where you might offer a sincere testimonial in an attempt to presell the product more effectively. (That is not a bad strategy even with a good sales page, as personal recomendations go a long way!)

The proper action when things are going well is to pay off debt and consolidate your position. Then you will be financially strong and can go for further expansion without fear of loosing what gains you already have. When you are not deep in debt you do not have to worry about your creditors getting paid. Since the usual history of a business is cyclic (boom and then every 7 years (plus or minus) bust) you can predict when it is time to consolidate.

When the prices are too good to be true, they are. In the two years just before the top of the market is reached, prices are going up at very incredible rate. I have seen real estate go up 25%, per year, right at the top. This is incredible and I guarantee you it cannot sustain itself, at that rate. As hard as it is to give up a profit, it is harder still to sell an investment when it is going straight up. But, understand this is when you need to sell. If that is not what you want to do then you need to go to plan B: pay off your debt and get ready for the market drop.

If you are debt free you can survive the drop and then be solvent and financially secure when the recovery comes. I would like to tell you a story of the largest apartment owner in Hollywood.

It was 1980 when I met Nick. He owned 11 buildings at that time. He bought the worse buildings in town. These had the best cash flow. He owned mostly brick buildings. This was because they cost less money than stucco and wood buildings. This lower price allowed Nick to generate higher profits. Nick would buy a building. He then did a market study, and figured out what size apartments and what numbers of bedrooms were generating the highest rent, per square foot. Then he remodeled his building to get the highest price per square foot he could. He spent over $100,000 per building to do this. He also had to earthquake proof all of his buildings.

One of the reasons that brick buildings sold so cheaply was that they needed to be earthquake reinforced. When Nick finished remodeling a building, it was producing a very nice cash flow. Nick would use that cash flow to buy and remodel the next building. This was very smart thinking. Where did Nick fall off the rails? First he would find a great deal, while he was still in the middle of a remodeling job. He just couldnt pass it by. He borrowed on one of his finished buildings to get the down payment to buy the building.

Then he would borrow on a second building to get the money to remodel the new building. Now he was remodeling two buildings at the same time. By borrowing on two of his successful buildings, he now had to pay the loan payments on the two new loans. The rents from the older buildings now went to the lenders instead of to Nicks remodeling project. The new building, just bought, didnt produce enough income to cover the new loan on it because half the building was empty due to the remodeling. Nick now needed to keep borrowing money to fix the buildings and pay the loan payments on the buildings that didnt generate enough income. When a building was completed it then supported itself very nicely.

Was Nick happy with that? No, he wanted more and more buildings. If at any time Nick had stopped borrowing to buy new buildings, and just finished all his buildings in remodeling, he would have been able to catch up with himself and started expansion from a new level of security. That was, using the buildings profits after paying all of his loan payments to buy and remodel more buildings. Nick just couldnt wait and consolidate his position. He had every building he owned loaned up to the maximum value that he was able to. The rents were more than enough to cover the payments on each individual building. So what happened?

Two things. The first was his greed. We entered the 1991 recession, and the price of buildings went down. The banks were starting to foreclose on buildings and put them back on the market for very cheap prices. Nick just couldnt let a deal pass him by. He bought 3 of them. He borrowed the last dime he could squeeze out of every building he owned to buy these buildings, thinking that he could do no wrong. One bank made him the deal of a century. They wanted a lot of money down but the price was just too good to be true.

Nick was so much in a hurry to get his hands on this great deal he didnt bother to do his normal structural inspections and research. After all, Nick owned 17 buildings in Hollywood by now and knew the market better than anyone else, he thought. He looked at the building and saw it was only 20 years old. The building was empty, which meant it brought in no income. That didnt bother Nick, he would just get it rented quickly and the building would support itself. What Nick hadnt noticed was that the foundation was damaged and a $100,000 repair was needed. This was a repair that Nick couldnt afford. I begged Nick to walk away from this building and let the bank have it back. He refused and squeezed more money out of his collection of buildings.

As you can imagine, Nick was loaned to the hilt and had no money set-aside for an emergency. At his peak he owned 17 buildings worth $45,000,000 with him estimating his net worth at $7,500,000. He was definitely worth a lot of money. That was for sure. Before we get jealous of him, lets look at these numbers a different way. If Nick was worth $7,500,000 then his real estate loans had to be the difference. That is $37,500,000. These were sure big numbers.

Lets look at these numbers in terms of their percentages. This $37,500,000 was 83.3% of $45,000,000. $45,000,000 had to be the retail value of all these buildings. Nick would not think in terms of selling them. He never sold a building. He only bought, and bought, and bought. What Nick saw was the potential. If property values went up only 10%, Nicks net worth would go up $4.5 M. Property values had gone up over 20% in the 1980s but the recession that had started was of no concern to him. It is clear that he had stretched himself to the limit. The last building the bank sold him put him in trouble. He might have even survived it if he sold one, two or maybe three buildings. No, Nick wouldnt do that.

One year later the recession was not over. Unemployment in California went up and up. Businesses were closing, President Reagan was closing down Aerospace, and workman compensation insurance was so high no one could stay in business. Vacancies in apartments were going from 1% to 5% to 10%. Then it happened, we had the LA riots. Hollywood became a ghost town and then it happened again, the earthquake of 1994. Brick buildings fell down on Hollywood Blvd, none of Nicks buildings. People moved away and vacancies rose in Hollywood too as much as 17%.

Do I need to tell you what happened to Nick? He lost everything when vacancies went to 5%. He had no reserves or cushion for a margin of error. For 18 years Nick lived like a pauper, in one of his small apartments. He did his own property management for all of his buildings. He drove an old car, worked seven days a week, took no vacations, always had to worry about paying his next loan payment and where to borrow his next dime. His plan was to make $10 Million Dollars and sell everything. What he got was nothing for 18 years of his life. I have no idea where Nick is now. He disappeared off the face of the earth. So, A BIRD IN THE HAND IS WORTH, A MILLION THAT ARE PROBABLY NOT IN THE BUSH!
